Project Description
The 24th and Waverly project is located at 2359 Harrison Street, Oakland, California, bordered by 24th Street, Waverly Street, and Harrison Street. It is a 16-story mixed-use tower in the Uptown area of Oakland, with approximately 13,200 square feet of double-height ground-floor retail, and a new public plaza. It includes 330 residential units with parking on levels one through four that will accommodate 26 vehicles for retail use, 187 vehicles for residents plus 170 long-term bicycle parking spaces. This project is being designed, constructed, and operated such that a LEED Silver certification can be achieved.
Schedule Information
- March 2023 – December 2023: Interior work.
- Elevators come on-line
- Exterior material hoist will be removed
- Unit finishes being completed
- Remaining upper floors complete drywall
- Exterior hardscaping, planter walls being completed
- Exterior Façade continues framing and Art wall framing
- Interior amenities being drywalled
- 2nd Quarter 2024: Receive Temporary Certificate of Occupancy / First Resident Move-Ins
- 3rd Quarter 2024: Project Completion / Receive Final Certificate of Occupancy
Work Hours
The City of Oakland approved construction hours are as follows:
- Monday – Friday from 7:00 am to 7:00 pm (excluding holidays)
- Monday – Friday from 8:00 am to 4:00 pm (excluding holidays) for construction activities that are louder than 90 decibels.
- Saturdays from 9:00 am to 5:00 pm
- No work on Sundays
- It is Holland Construction’s corporate policy to not work on Saturday or Sunday. There will be limited times as required by the City of Oakland where work will need to occur on a Saturday to accommodate construction traffic such as oversized loads. If Saturday work is required, it will occur between 9:00 am and 5:00 pm.
- Typically, work will not take place on Sundays or on any of the following holidays: New Year’s Day, Memorial Day, Fourth of July, Labor Day, Thanksgiving Day and the day after, and Christmas Day.
- If it is required that work be performed at night, outside of standard working hours, on a Sunday or Holiday, then it will be coordinated in advance with City approval and community notification.
