Project Description
12863 Northup Way is a nine (9) story, 110' tall Type IB/IIA high-rise mixed-use apartment building. The project currently includes three (3) levels of below-grade parking, 366 total parking spaces, 402 residential apartment homes, 554,552 GSF constructed on a site of approximately three and a half acres (3.46 acres), and three (3) city-dedicated streets will be included int he development on the West, East, and South sides of the property bordering the building per street improvement requirements.
Level one (1) at street level will contain 6679 square feet of retail space, lobby/leasing/fitness/back-of-house programming, residential homes, private patios, and amenity courtyard space. Levels 2-9 are residential floors with rooftop amenities. The roof will be utilized for mechanical equipment and elevator machine rooms.
The project shall be constructed per the 2015 International Building Code (IBC), 2015 Washington State Energy Codes, and the City of Bellevue Amendments unless otherwise indicated by the Authority of Having Jurisdiction (AHJ).

Work Hours
The City of Bellevue approved construction hours are as follows:
- Monday – Friday from 7:00 am to 7:00 pm (excluding holidays)
- Monday – Friday from 8:00 am to 4:00 pm (excluding holidays) for construction activities that are louder than 90 decibels.
- Saturdays from 9:00 am to 5:00 pm
- No work on Sundays
- It is Holland Construction’s corporate policy to not work on Saturday or Sunday. There will be limited times as required by the City of Bellevue where work will need to occur on a Saturday to accommodate construction traffic such as oversized loads. If Saturday work is required, it will occur between 9:00 am and 5:00 pm.
- Typically, work will not take place on Sundays or on any of the following holidays: New Year’s Day, Memorial Day, Fourth of July, Labor Day, Thanksgiving Day and the day after, and Christmas Day.
- If it is required that work be performed at night, outside of standard working hours, on a Sunday or Holiday, then it will be coordinated in advance with City approval and community notification.
