Project Description
2019 Boren is a 44-story mixed-use tower in the Denny Triangle. It includes 393 residential homes above three levels of commercial offices, and a ground-level performing arts center and gallery for Cornish College of the arts.
Seven (7) levels of below-grade parking will accommodate 370 vehicles. The project site is the quarter-block with three existing parking lots at the corner of Boren Avenue and Lenora Street in Seattle, WA: 2019 Boren Avenue and 2031 Boren Avenue. Scheduled to begin in August 2019 and reach completion in July 2022, The Ivey on Boren will be designed, constructed, and operated such that a LEED Silver certification is achieved.
Project Update - July 2022
- Landscaping work to begin.
- Canopy installation ongoing.
- Exterior building skin quality inspection will be wrapping up.
- Interior finishes to continue on the upper residential floors.
Street Use Impacts
- Eastbound and westbound travel lanes of Lenora Street will remain open.
- Both travel lanes of Boren Avenue will be traveling southbound. From 9AM to 3PM, Boren Avenue will only have one (1) travel lane open.
- Southbound (Westside of Boren Avenue - Building Frontage) Parking lane and sidewalk to remain closed.
- Daytime closure of Virginia Southbound lane during work hours.
- Additional street impacts will be sent via email to neighboring buildings. Please email dvo@hollandpartnergroup.com with any questions or concerns, or to be added to the distribution list.

Schedule Information
- June 2019 - August 2019: Utility work on Boren Avenue, Lenora, and in the alley
- August 2019 - January 2020: Shoring & Excavation
- January 2020– August 2021: Concrete Structure
- December 2020 – July 2022: Interior Finishes
- July 2022: First Resident Move-Ins / Receive Temporary Certificate of Occupancy
- August 2022: Project Completion / Receive Final Certificate of Occupancy
Work Hours
The City of Seattle approved construction hours are as follows:
- Non-holiday weekdays from 7:00 am to 6:00 pm
- Non-holiday weekdays from 8:00 am to 5:00 pm for shoring drilling.
- Saturdays from 7:00 am to 5:00 pm
- Holland Construction does not work Saturdays except infrequently as required by the City of Seattle where work will need to occur on a Saturday to accommodate construction traffic such as oversized loads. If Saturday work is required, it will occur between 9:00 am and 6:00 pm.
- No work will take place on Sundays or on any of the following holidays: New Year’s Day, Memorial Day, Fourth of July, Labor Day, Thanksgiving Day and the day after, and Christmas Day.
- If it is required that work be performed outside of the standard work hours when required for special tasks. Temporary Noise Variances will be obtained from the City for these activities, and neighbors will be notified 72 hours in advance.
